> Croatian Real Estate Prices To Increase

According to the statistics available to us, the Croatian real estate market situation has not changed compared  to last month, and the difference in apartment prices is only 0.4%. On an annual level, i.e. in comparison with January 2010, prices for apartments have dropped by 2.7%.

The property prices in Zagreb have decreased by 5.2% on an annual basis. The apartments in Zagreb range in price from 930€ to 6,276€ per square metre.

Pula offers properties at 978€ to 1,712€ per square metre. The prices have decreased by 4.4% on an annual basis, and the average price of an apartment in Pula is now 1,402€/m2.

Rijeka has the most dramatic decrease in prices – as much as 5% on an annual basis. The prices of square metres of apartments in Rijeka range from 918€ to 2,321€/m2, with an average price of 1,582€.

The prices of apartments in Dalmatia, in particular Zadar, Split and Dubrovnik, are expected to start growing in the near future. The prices in Zadar have dropped by 2.6% on an annual level, and they now range from 971€ to 2,694€/m2.

Apartments in Split can be purchased at 1,330€ to 4,000€ per square metre, at an average price of 2,151€/m2 in January. The prices have already increased by 1.2% on a monthly level.

Real estate prices in Dubrovnik have had a more significant increase in January. The prices have grown by 1.7% compared to the previous month, so the average price last month was 3,250€/m2 (from 2,460€ to 5,500€ per square metre).

Highest Demand
The most sought after property locations in January were Zagreb (centre, Jarun and Trešnjevka), Split and Zadar. The most frequent foregin clients were Germans, Austrians, Bosnians, Slovenians and Serbs.
