This agricultural land is perfect for anybody looking for a property for agrotourism, yet it may also be used as a place for healthy relaxation. As was said in the outset, there are no homes nearby as construction of residential buildings is not allowed according to the current laws. The land of nearly 5.000m2 has a south-east orientation and marvellous vistas from every corner of it – with views of Biokovo Mountain, the city of Makarska and Hvar island. The orchard is cultivated and consists of ten terraces in cascades all enclosed with dry stone walls. Each terrace has 6–8 large olive trees. In total, there is 67 mostly large olive trees that are around 60 years old making them at an optimal age for harvest. 99% of these olives are of the “Oblica” variety, which is an indigenous type of olive. The olive oil obtained from these trees in the last five years has yielded around 300 litres per year on average. Additionally, there are 2 fig trees and a few sweet almond trees in the upper part of the orchard.

In the middle of the orchard, at a perfect position that allows full intimacy, there is a small house of approx. 30m2. The house is legalised, however it is unfinished. It has all necessary electrical installations and is connected to the electric grid. There is currently no connection to municipal water supply but there is a water supply reservoir around 150m from the house. Also, there is one old water reservoir for collecting rain water in the orchard but it needs to be restored before use. Since the settlement does not have a sewage system, a septic tank for waste waters would need to be built on site.

The price is €195,000 and it based on the total value of the property: The olive trees are valued at €1,500 – 2,000 each; the construction land €5.000; the house €40.000; the agricultural land €50.000
